Big changes are coming to downtown Dunedin. Mazas Development is turning an empty lot into Main Street Exchange - a huge complex featuring an 89-room hotel and entertainment venues.
The old Ocean Optics property will be transformed into a lively destination. The centerpiece will be a massive 10,000-square-foot rooftop bar with city views. Downstairs will house a 14,000-square-foot food hall and a theater that fits 280 people.
The plans include a 5,000-square-foot arcade area. Visitors can grab food at a new 7,000-square-foot restaurant or check out retail shops spread around the building.
Bank OZK and the Tampa Bay Business Journal included this project in their 2025 Best Real Estate Deals list. This is the first major update since Ocean Optics moved out.
City officials keep tabs on the progress through monthly meetings. The team has started moving forward by turning in their design review paperwork.
The complex will have 137 parking spaces with valet service to handle visitors. This should help keep downtown traffic running smoothly.
Building will happen where an old parking lot and empty building currently sit. Other attempts to build here previously fell through.
City staff are working with the developers on getting needed permits. They're looking closely at everything from traffic patterns to construction details.
The development aims to revitalize downtown. By combining hotel rooms with entertainment spots, it should attract both tourists and locals.
The developers still need final green lights before construction starts. Over the next few months, city staff will make sure the plans follow local guidelines.
